Buyer Closing Costs in New Jersey

Your down payment isn't the only money you'll need at closing. Here are the costs New Jersey buyers typically see, so there are no surprises. Your lender will give you an official Loan Estimate early on, and a Closing Disclosure before closing with the exact numbers.

Typical buyer costs

  • Lender fees — origination, underwriting, credit report, and any points you choose to buy.
  • Appraisal — ordered by your lender to confirm the home's value.
  • Home inspection — plus any specialty inspections (radon, sewer line, oil tank sweep).
  • Attorney fees — most New Jersey buyers use an attorney for attorney review and closing.
  • Title insurance and title search — protects you and your lender against title problems.
  • Recording fees — to record your deed and mortgage with the county.
  • Prepaid items and escrow — homeowners insurance, and a few months of property taxes held in escrow.
  • Adjustments — your share of property taxes, water/sewer, or HOA dues for the period you'll own the home.

Good news: the "mansion tax" moved to sellers

New Jersey used to charge buyers a 1% fee on purchases over $1 million. For deals closing under the new rules (effective July 10, 2025), that fee is now paid by the seller, on a graduated scale from 1% to 3.5%. Source: NJ REALTORS®.

  • Negotiate seller credits toward closing costs (when the market allows).
