What It Costs to Sell a Home in New Jersey

Knowing your costs up front helps you set the right price and understand what you'll actually walk away with. Here's what New Jersey sellers typically pay.

Common seller costs

  • Real estate commission — set in your listing agreement.
  • Attorney fees — for attorney review and closing.
  • Realty Transfer Fee — a New Jersey fee paid by the seller when the deed is recorded. The amount depends on the sale price, and some sellers (for example, certain seniors or disabled sellers) may qualify for a reduced fee.
  • Mortgage payoff — any remaining balance on your loan or home equity line.
  • Repairs or credits — if agreed after the buyer's inspection.
  • Prorated items — property taxes, water/sewer, and HOA dues up to the closing date.
  • Required town certifications — many towns require a certificate of occupancy or smoke/CO detector inspection before closing.

New in 2025: sellers now pay the "mansion tax"

Since July 10, 2025, the fee on sales over $1 million (formerly the buyer-paid 1% "mansion tax") is paid by the seller, on a graduated scale:

Over $3,000,000 3%
