First-Time Homebuyer Programs in New Jersey

Saving for a down payment is the biggest hurdle for most first-time buyers. New Jersey's housing agency, the NJ Housing and Mortgage Finance Agency (NJHMFA), offers programs that can help. Here is a plain-English overview.

NJHMFA Down Payment Assistance

  • Up to $15,000, depending on the county, toward your down payment and closing costs.
  • It is an interest-free, five-year forgivable second loan with no monthly payment.
  • It must be paired with an NJHMFA first mortgage and is subject to income and purchase-price limits.

First Generation Down Payment Assistance

An additional $7,000 for first-time buyers whose parents did not own a home (or who were in NJ foster care). Combined with the standard assistance, that can mean up to $22,000 in help.

Who counts as a "first-time buyer"?

Generally, anyone who has not owned a home in the past three years. The home must be your primary residence in New Jersey. Income limits vary by area and household size, and are higher in designated Urban Target Areas.

How to get started

  1. Talk to a lender that participates in NJHMFA programs and get pre-approved.
  2. Complete any required homebuyer education course.
  3. Set your budget — including New Jersey property taxes, which vary a lot from town to town.
